These are the questions we hear most often from owners of commercial and multi-unit boiler companies. The short answers are above; this page adds the context behind the ones that deserve more than two sentences.

Frequently asked questions

How much does commercial boiler marketing cost?

Our plans start at $2,998 per month, with Growth at $4,498 and Elite at $8,998. Websites start at $3,500 one-time. All prices are in Canadian dollars plus GST/HST based on your province (GST and QST in Quebec), and ad spend is separate.

Do we have to sign a long contract?

No. Plans run month to month with no lock-in, and there is a 7-day free trial with no credit card required.

How long before we see results?

Search campaigns usually show commercial enquiries within the first one to three months. Account-based work with property managers takes longer: often a full heating season before buildings are signed. We report leading indicators monthly so you can see progress before the wins.

We tried an agency before and it didn't work. Why would this be different?

Most agencies market boiler companies as if they sold to homeowners. We start with your buildings, your agreements and your capacity, write the plan down, and report on walkthroughs, quotes and buildings won. If it isn't working, you can leave the next month.

Who owns the website, domain and ad accounts?

You do. Your website, domain, content, Google Business Profile, analytics and ad accounts are in your name. If you stop working with us, you keep everything.

Can you promise new contracts?

No, and you should be cautious of anyone who does. We can show the arithmetic behind a plan, named results from our HVAC work and exactly what we will measure.

What do your monthly reports show?

Commercial enquiries by source, walkthroughs, quotes submitted, buildings won and their value, renewal rates, and cost per won building. Growth and Elite plans add more frequent reporting.

Do you install, repair or service boilers?

No. We are not an HVAC contractor. We do not install, repair, inspect or service equipment, and we give no code or compliance advice. We market and advise the companies that do.

Can you send cold emails to property managers for us?

Commercial electronic messages in Canada fall under CASL, which generally requires consent, sender identification and an unsubscribe option. We build outreach around those rules and favour channels where consent is clear. For questions about a specific list, get legal advice.

We do mostly residential work. Can we move into commercial?

Yes, if you have the technicians and licences for larger plants. We usually start with a separate commercial section of your website, commercial search in a tight radius and service agreement offers to any commercial customers you already have.

Do you work with strata councils and condo boards directly?

No. We help you reach and communicate with them. Your company does the walkthroughs, quotes and service, because boards want to deal with the contractor responsible for their plant.

Do you work across Canada?

Yes. We work with boiler companies in all 10 provinces and 3 territories. Quebec campaigns need French-language content, and we plan for that from the start.

Who will we actually talk to?

A senior strategist, with Ali Sedighi, MBA, leading the strategy on every account. There is no junior sales layer between you and the people doing the planning.

Price, contracts and the trial

The short version: plans from $2,998 per month, websites from $3,500, Canadian dollars plus GST/HST for your province, month to month, with a 7-day free trial and no credit card.

What owners really want to know is whether it pays back. The honest test is lifetime value. If one new building under agreement is worth tens of thousands of dollars in gross profit over its life, a plan that wins a few buildings a year pays for itself. If your book is small or your capacity is full, a smaller start makes more sense. The pricing page has a worked sizing example, and the service agreement economics guide shows how to estimate lifetime value from your own numbers.

"We tried an agency before"

This is the most common thing we hear, and it usually has the same cause. The previous agency treated a commercial boiler company like a residential one: map listing, review requests, a generic ad campaign on "boiler repair". The phone rang with homeowners and parts shoppers, and nothing changed with buildings.

Commercial work needs a different starting point:

  1. Which building types and buyer roles you are targeting
  2. Which management firms and owners control those buildings in your area
  3. What your service agreements offer, and how they are presented
  4. How you will be measured: walkthroughs, quotes and buildings, not clicks

If a previous agency left you without access to your own accounts, we help you recover them first. You should always own them.

Timelines and seasonality

Heating demand drives everything. Searches and emergency calls rise in the first cold weeks of autumn and peak in deep winter. Property managers often set maintenance budgets before the season and may put agreements out to tender after a bad winter.

That means:

  • Spring and summer are the time to build pages, documents and account lists.
  • Late summer and early autumn are for pre-season offers and renewal conversations.
  • Winter is when search campaigns earn the most, and when your response times are tested.

Starting in December is possible, but expect the first season to be about catching emergencies rather than signing agreements.

Ownership and reporting

Everything is in your name: domain, website, content, analytics, Google Business Profile, ad accounts and call tracking numbers where possible. We work inside your accounts, with access you can remove at any time.

Reports focus on commercial outcomes. Each month you see enquiries by source and their stage; each quarter we review buildings won, renewal rate and cost per won building against the plan.

Contacting property managers by email or text is covered by Canada's Anti-Spam Legislation. We describe the approach in our consent-aware outreach guide, and we link to the CRTC's guidance there. We are not lawyers, and nothing on this site is legal advice.

Moving from residential to commercial

Many of the owners who contact us run residential boiler or HVAC companies and want commercial work. That move is possible, but it changes more than the marketing. Commercial buildings expect documentation after every visit, a named contact person, response commitments in writing and, often, insurance and safety paperwork for tenders.

We usually recommend a cautious first year: a separate commercial section of your website, commercial search in a tight radius around your base, and agreement offers to any commercial customers you already serve. Once those buildings are running smoothly, the property manager pipeline can add more. Growth that outpaces your technicians' capacity is the most common way this move fails.
